Investing in
Assets and Relationships

3XF Capital is an owner-operator focused on acquiring, improving, and operating apartment communities throughout the Kansas City metro.

We pursue value-add opportunities via thoughtful management, strategic property improvements, and disciplined operations.

Our objective is to own and operate quality assets in a responsible manner while building sustainable wealth and long-term relationships.

Our company was founded on the belief that ownership carries responsibility.

Although multifamily investing can create wealth, we believe it should also deliver meaningful value to residents, partners, and the communities we serve.

To us, responsible stewardship includes both the capital and the housing entrusted to us.

If we cannot see a way to leave every partner and property better than we found it, we walk away.

About the Founder

From Corporate America
to Commercial Multifamily

Ben Floreen founded 3XF Capital on the belief that responsible ownership begins with disciplined decision-making.

Before entering multifamily real estate, Ben spent over two decades consulting across North America. He helped large corporations in the utilities, telecommunications, healthcare, and insurance sectors solve complex operational challenges. With expertise in process design, system development, and solution implementation, he focused on driving better decisions with careful analysis and consistent execution.

That same disciplined approach now guides every investment. 3XF Capital is committed to thoughtful underwriting, operational excellence, and responsible stewardship of investor capital, resident communities, and properties under management.

Our responsibility extends beyond acquiring properties. We aspire to be intentional stewards of capital, housing, and the relationships that make long-term ownership possible.

Many investors begin with projected upside.

We begin with potential downside.

Our objective is not to pursue every opportunity. Our objective is to identify opportunities that align with our investment criteria and long-term ownership strategy.

Our perspective is that successful investing is less about finding extraordinary deals and more about avoiding costly mistakes.
